We exist because too many homeowners here get caught between an architect who draws and a contractor who bids — and end up holding a beautiful plan they can't afford. Emerald City Builders grew out of years on Seattle job sites watching the same thing go wrong: gorgeous drawings that ignored a $400-a-square-foot reality, then a scramble of change-orders once the walls came open.
We started this company to do it the opposite way — design with the budget in the room from day one, and build with the crew that priced it. No translation loss between the person who imagined your kitchen and the person swinging the hammer. That continuity is the whole point of design-build, and it's why our estimates hold instead of drifting.
We're a Seattle company building Seattle homes — the 1910 Ballard Craftsman, the Beacon Hill lot with room for a backyard cottage, the Wallingford box that needs a second story without losing its character. We turn down work that isn't a fit before it turns into a bad project for everyone.

A free in-home visit. We listen, measure, walk the conditions, and give an honest budget range — including an honest "not yet" if that's the truth.

Drawings, material selections and a fixed-scope proposal. You see and approve the real number before demolition, not after.
3 · Permit & schedule
We pull the SDCI permits, coordinate any structural engineering, line up the crew and lock a build calendar you can plan around.
4 · Build & walk-through
A clean, protected job site, weekly progress updates, and a final walk-through backed by a written warranty.

It means one company carries your project from first sketch through final walk-through — designer, estimator, permit coordinator and build crew under one roof. You sign one contract and hold one team accountable, instead of refereeing between a separate architect and contractor when the drawings and the budget don't match.
Are you licensed and insured in Washington?
Yes — a registered WA general contractor with L&I, bonded, with general liability and workers' comp, plus EPA Lead-Safe (RRP) certification for pre-1978 homes. We share our L&I number and certificate of insurance before any contract is signed.
What makes a Seattle contractor different from a generic one?
